The best known are the villas with 3 to 5 beds overlooking the three large golf courses that make up the Golf Valley. In recent years it has become a much sought after address for those looking to buy older properties for renovation.

Villas in Nueva Andalucia: Nueva Andalucia is a large residential area, where you can find everything from houses on small plots of around 500 m2 usually built in the 70’s and 80’s, which lately are being bought for renovation to ultra-modern villas built and equipped with all the latest technology on plots of 2.000m2 to 3.000m2. There are also some communities made up of individual villas, fully gated and with 24h security, which undoubtedly add value to these properties.

In areas such as La Campana, Altos del Rodeo and the surroundings of the Casino, there are villas on smaller plots, many of which offer good potential for renovation or modernisation.

In Los Naranjos Hill Club, villas are usually set on mid-sized plots and enjoy a residential setting close to the Golf Valley.

The areas of Aloha and Lagomar are ideal for families with children because of their proximity to Aloha College, one of Marbella’s British schools, for ages 3 to 18 and offering the International Baccalaureate. Villas here often sit on established plots and offer easy access to schools, golf and local services.

In urbanisations such as Haza del Conde and La Alzambra, villas vary in size and style, with plots ranging from compact residential plots to larger private grounds and built areas suited to family living.

Atalaya de Río Verde, for many years overlooked, is now experiencing much more demand. Home to large properties set along Calle Pablo Picasso, a wide tree-lined street, it has a great location just 800 metres from Puerto Banús. There are older large homes with strong potential for renovation and modernisation, as well as a new development of eight villas called Los Palacetes de Banús.

Among the most sought-after areas are those bordering the golf courses, such as Las Brisas and Los Naranjos. La Cerquilla, although not gated, has become one of the most desired residential areas in Nueva Andalucía due to the larger size of its plots, its elevated terrain, views of the golf course and sea, and the number of recently renovated or newly built properties.

In recent years, older homes in La Cerquilla have been bought, renovated and resold, helping to transform the area and raise its profile. La Cerquilla borders Los Naranjos Golf Course to the south and east. Demand for this specific residential area is driven by its views, renovation opportunities and proximity to shopping and leisure hubs. Puerto Banús is around 4 km away.

La Cerquilla spans streets such as Calle Osa Menor, Calle Osa Mayor, Calle Cruz del Sur, Calle Pez Austral, Calle Leo and Calle Pléyades. Much of the recent renovation and new-build activity has taken place around Calle Osa Menor and Calle Pez Austral, which form the heart of La Cerquilla.

Frontline to Las Brisas Golf, along streets such as Calle Arrayanes, Calle Arcadia, Calle Guadaira and Calle Liria, there are some excellent villas facing east over the golf course. Some also have a more southerly orientation, allowing for distant views towards the Mediterranean.

Gated villa communities within Nueva Andalucía: Parcelas del Golf, Bellevue, La Pera, Marbella Country Club, Vasari Los Olivos and Vega Colorado deserve a separate mention, as they are gated villa areas.

The closest gated community to Puerto Banús is La Pera. Across the street are Centro Plaza and Marbella Arena, offering a variety of restaurants, cafés, supermarkets and shops. Popular dining venues such as Breathe and La Sala are just 350 metres away, while Puerto Banús is 950 metres away. La Pera is home to just 17 villas on generous plots.

Next is Parcelas del Golf, conveniently located across the road from a supermarket and a selection of restaurants and cafés. It also has a tennis club by its main entrance, 24-hour security and around 60 villas. Puerto Banús is just 2 km away, while Centro Plaza, with a supermarket and many dining options, is 1.3 km away.

Further into Nueva Andalucía, and further away from Puerto Banús, is Bellevue, a very small community of villas. Properties here rarely come to market. Located around 4 km from Puerto Banús, Bellevue comprises only eight villas.

Just 100 metres from Bellevue is Marbella Country Club, a gated community of 35 villas with established plots and a quiet residential atmosphere.

Vasari Los Olivos is a gated community of 18 villas, completed in 2019 and located around 5.3 km from Puerto Banús.

Vega Colorado, also around 5.3 km from Puerto Banús, sits on the border between Marbella and Benahavís. Set on hilly terrain, its villas enjoy open views, with some offering panoramic views of the coast. Access is via a security post manned 24 hours a day.

Apartments for sale in Nueva Andalucia:

There are countless apartment complexes in Nueva Andalucía, valued for their proximity to Puerto Banús, the golf courses, Aloha International School and their views of the sea and La Concha mountain.

In areas such as La Campana, Lorcrimar and La Dama de Noche, there are one, two and three-bedroom apartments. La Dama de Noche is a gated community with large garden areas, sports courts and two swimming pools.

La Maestranza, a gated community near Centro Plaza, offers a convenient residential setting close to shops and restaurants. Magna Marbella has three outdoor swimming pools, large garden areas and a 24-hour surveillance system, at the foot of the nine-hole Magna Marbella Golf course. Vista Real is a gated community with controlled access, CCTV cameras, a large outdoor swimming pool, tropical gardens and a lake for nautical sports and canoeing.

Three-bedroom apartments can also be found in Albatross Hill, a 72-unit development with three outdoor swimming pools, an indoor heated pool, sauna, gym, tennis court, 24-hour security and well-kept garden areas. Azahar de Marbella is a contemporary-style complex of 42 units with a minimalist garden, a large outdoor swimming pool and a spa area with sauna, hammam, jacuzzi and fully equipped gym. Las Tortugas, built in 2005, has 60 properties and a large communal pool set within landscaped gardens.

Larger apartments with three or four bedrooms are available in Nine Lions, a secure development with two outdoor swimming pools, a clubhouse with gym, spa, Turkish sauna and indoor pool. Las Alamandas, a gated community with 24-hour security adjacent to Las Brisas Golf, offers three swimming pools and a fully equipped wellness area with gym, sauna and heated pool. Palacetes Los Belvederes is a fully gated and secure complex with extensive communal areas and gardens, including two swimming pools, two tennis courts, a gym and sauna.

Duplex penthouses, often renovated to a high standard, can be found in Les Belvederes, a renowned gated community in La Cerquilla with 24-hour security, mature communal gardens, a swimming pool, two tennis courts and a gym with sauna. Townhouses or Semi detached villas in Nueva Andalucia:

There are far fewer townhouse complexes than apartment developments in Nueva Andalucía. This makes these properties harder to find, especially in convenient locations.

El Naranjal is one of the most charming townhouse communities in the area, with Andalusian-style architecture and a village-like feel. La Colina, a small gated development close to Aloha Golf, offers semi-detached homes in a quiet residential setting.

Peñablanca, next to Aloha Golf Club, and Last Green, a development of 42 spacious townhouses, are also well-known options.
