The New Golden Mile, is an area which has experienced an increase in demand in the past 5-7 years, with many new developments being built, due to availability of land and a smoother license obtention process than with the Marbella municipality.

Taking its name from Marbella’s Golden Mile, the New Golden Mile refers to the areas beachside of the N-340 road and immediately next to the road on a mountainside position between the Casasola area to just after the Kempinski Hotel, all of them within the municipality of Estepona.

Though not entirely connected along its full extent yet, the coastal pathway of the New Golden Mile takes in most of its seaside splendour as it provides the opportunity to trace the shoreline from Guadalmina in the east to Estepona in the west. The views to Gibraltar and North Africa are spectacular, and you’ll also spot fish restaurants, chiringuito beach bars, cafés, beach clubs, seaside parks and centuries-old watchtowers along the way—not to mention joggers, cyclists, beach fit groups and even yoga classes in open nature.

The area has been greatly developed over the past 20 years and offers a variety of complexes and residential areas to cater for all budgets and likes.

The New Golden Mile is home to several new developments and is not fully consolidated yet in some areas. There are a mix of beachside luxury complexes and holiday resorts as well as very established residential areas of villas, apartments and townhouses.

There are also some five-star deluxe resort hotels complete with fantastic spas and wellbeing centres on the New Golden Mile such as those of the El Campanario Country Club, Selenza Thalasso & Spa, or the Senator Banus Spa Hotel. While much of the attention on the New Golden Mile is understandably focused on the shoreline, the area also contains undulating valleys perfect for golf, where you’ll come across some of the finest courses on the Costa del Sol.

How far is Marbella from the New Golden Mile?

What are the top urbanizations in the New Golden Mile?

Torre Bermeja and Cabo Bermejo, designed by internationally renowned architect Melvin Villarroel and boasting his signature gardens and round edges. The areas dedicated to villas on beachside positions are quite few, actually. Casasola, which just borders the sought after residential area of Guadalmina but is separated from it by the Guadalmina river, is home to substantially large villas, most of which have been refurbished or are in need of some updating as the average age of a property here is around 25 years. El Paraiso Barronal is becoming increasingly popular with newly built villas, some of them right on the beachfront, and others within walking distance to the sea. Well consolidated El Presidente, is home to villas, townhouses and some apartment complexes.

The mountainside areas of the New Golden Mile have been greatly developed over the years, but there are some areas, such as Los Flamingos, that still offer the possibility for further development and building plots. Los Flamingos is home of the famous 5 star Villa Padierna Hotel where Michelle Obama stayed in the summer of 2010, and is a gated area of villas, and apartments boasting stunning views from complexes such as Royal Flamingos or Alanda Tee 5. Further on along the coast towards San Pedro is El Paraiso, an established residential area where you can find villas, apartments and townhouses and where there are few plots available for development. El Paraiso has seen an increase in demand since 2019, with more and more of the older homes being bought to renovate.

How far are amenities from the New Golden Mile?

Service-wise, the New Golden Mile offers pretty much all your basic services, from cafes, restaurants and supermarkets to sporting facilities and banking. The boutiques, restaurants and yachting marina of Puerto Banus are a 15-minute drive away as well as the yachting marina of Estepona.

The Atalaya International School (3 to 18 yrs) offers both Spanish and English education including GCE and IB. The school, set on 16.000 sqm. of land provides a 6-route bus service from Sotogrande to Elviria, as well as excellent sports facilities and an in-house kitchen.

Mayfair Academy, founded in 1997 and located in Atalaya Park, takes children from the ages of 3-18. Its programme is based on the Cambridge Pathway and the British National Curriculum.

The Atlas American School in Málaga, located in the Selwo Hills region of Estepona, provides an American program of studies from kindergarten to grade 12 (K1-G12).

Colegio San José, is a reputed Spanish bilingual education centre with two schools, one in Guadalmina, for children up to the age of 11 and the other in Estepona city, from ages 12 to 18. It provides bus service from Elviria to Sotogrande.

What are the best hotels in the New Golden Mile?

The best known hotels are: the Kempinski Hotel, Las Dunas, Ikos Andalucia and the Senator Banus, all of them being 5-star.

There are also four 4-star hotels on the beach side such as : Sol Marbella Estepona Atalaya Park, Globales Paraíso Beach, Globales Playa Estepona and Iberostar Costa del Sol. What golf courses are there in the New Golden Mile?

There are three golf courses in the New Golden Mile: El Paraíso, an 18-hole course designed by the famed Gary Player in 1973 and Atalaya Golf & Country Club, with two tracks: the old one inaugurated in 1968 and the new one, each with 18 holes .

There is also La Resina Golf & country Club, a 9-hole golf course, par 3 and 4, a pleasant circuit which leads through lakes and tropical gardens.

The Estepona Tennis Club, located above AP-7 next to Forest Hills urbanisation, has eleven tennis courts, of which five are clay courts and six are hard courts.

A family orientated club Bel Air Tennis & Padel club, which opened in 1974, has six hard courts and five clay courts.

A brand new club was founded last year, RozaRossa, with top facilities is in El Paraiso area.

The archaeological site “Villa Romana de las Torres” in Guadalmansa, which was excavated for the first time in 1915-1916. Properties for sale in New Golden Mile

Due to its extension, the New Golden Mile is naturally home to a very wide range of properties catering to all kinds of budgets. From the stunning new build homes in the beachside residential area of Casasola, the commanding frontline golf villas of Los Flamingos to older homes awaiting renovation in areas like Bel Air, El Paraiso or Atalaya Isdabe and lovely holiday apartments and townhouses which can be found all along the area.

Villas in New Golden Mile: Prices for a 3 or 4 bedroom older villa to renovate on a small plot of around 400m2 start at around 500,000€, to around 1,600,000€ for a 4 bedroom recently renovated villa on a 1000m2 plot.

Houses or villas for sale on the beachfront are only to be found in Casasola, Benamara, Paraiso Barronal, El Saladillo, Guadalmansa, as along the New Golden Mile, there are mostly apartment complexes or townhouses and some hotels. There are hardly any properties for sale and the few that are for sale start at over €2,000,000 up to prices in excess of €12.000.000. But if you are interested in being close to the beach only, there are 3 bedroom houses on plots of 400m2 priced at over 500.000€ in Atalaya-Isdabe up to above 6.000.000€ for a 6-bedroom villa on a plot of nearly 2000m2.

If on the other hand you prefer to be front line golf there are brand new properties in El Campanario for around 1.000.000€ with 3 bedrooms on 400m2 of plot up to over 6.000.000€ for a villa on 2.100m2 of plot.

Prime villa locations on the New Gold Mile such as Los Flamingos or Casasola have experienced a modernization in the last 7 years with older homes being bought up and completely refurbished. In these prime areas, starting prices are in the region of 1.8 million Euros upwards for a 600m2 property on a 1400m2 plot and over 3 million Euros for a property on a plot of 2000m2 or more.

El Paraiso has experienced a resurgence in popularity within the last year, with older properties being renovated or modern new properties being built on available land.

Apartments in New Golden Mile: On average, a 120m2 apartment in a beachside location along the Golden Mile will be in the region of 500,000€ and up, while a mountainside location will start lower, at around 330,000€ for a 120m2 apartment.

There are 18 frontline beach apartment complexes on the New Golden Mile, from east to west, Costalita, Heaven Beach Guadalmansa, Menara Beach, Las Dunas, Cabo Bermejo, Torre Bermeja, Los Granados Playa, Hacienda Beach, Andalucia Beach, Emare, Velaya, Bahía del Velerin, Dominion Beach, Kempinski, Mar Azul, Bahía de la Plata, Los Granados del Mar and Alcazaba Beach. Apartments close to the beach are priced from 300.000 for a two bedroom 98 m2 apartment in Hacienda del Sol up to 2.500.000€ for a 4 bedroom duplex penthouse in Alhambra del Golf.

Prices for flats above the N-340 road are in the region of 200.000€ from 2 bedrooms in 100 m2 in El Paraiso or Atalaya Golf, through a 3 bedroom duplex penthouse in 500.000€ in Belaire to a brand new 3 bedroom flat in Cataleya in excess of 900.000€.

Townhouses or Semi detached villas in New Golden Mile: On the N-340 road side upwards prices start at 185,000€ for a smaller 2 bedroom 2 level townhouse with 80m2 of built surface in Mar y Monte to up to 650.000€ for a townhouse in Paraiso Hills with 4 bedrooms on 180 m2 plus terrace.

Prices in beachfront complexes start at around 600.00€ for a 3 bedroom townhouse in Villacana or El Saladillo up to 2.300.000€ for a 3 bedroom townhouse in El Velerin.

While second or third line beach townhouses in Albayalde start at 295,000€ for a 2 bedroom 140 m2 townhouse and go up to almost 700,000€ for a 3 bedroom townhouse in Casasola.

Plots in New Golden Mile: As in other areas of the Costa del Sol, the plots available for sale are becoming increasingly scarce, but there are still some left with average prices ranging from €252 in Selwo to almost €500 per m2 in Monte Biarritz.
